The FOUR MAJOR PROBLEM AREAS FOR CONSTRUCTION

MOISTURE CONTROL

Moisture problems most commonly result from issues with your drainage, foundation, roofing, and the affixing of the walls.

  • Drainage. Civil engineering work must ensure proper drainage around and away from the building.  If the grading of the land is not done properly, water does not flow away from the building causing foundation issues. 

  • Foundation. Improper soil preparation and depth of the foundation can create issues. It is critical to follow industry standards.

  • Roofing. Roof systems and materials need to protect the building from leakage. We see common issues with sealing and fascia installation which are particularly hard to detect until water damage is visible.

CONCRETE WORK

The second area to focus on is concrete work. This is critically important but seldom monitored. In the North Texas area, Allen ISD's stadium and McKinney ISD's stadium, although built years apart, both had issues with severe cracking and pitting of the concrete and structural issues because the concrete was not prepared and installed properly.

Questions to ask in this area:

  • What are the tolerances and adjustments you make for weather/temperature variances during the time the concrete is poured? 

  • How do you ensure the proper amount of water is mixed in? 

  • How often do you change the tools used to smooth out the concrete?

BUILDING EXTERIOR

The third area is the building exterior. If the anchoring of the bricks/stone/wood (fascia) is not prepped and installed properly it may become unattached from the main structure.  Similar to moisture control you will want to know how the contractor verified and QA’d materials and installation.

HVAC SYSTEMS

The fourth area of concern is with HVAC systems. As HVAC systems are enhanced to meet higher standards for air quality and efficiency, product selection, installation and ongoing operations and maintenance are especially important. Without proper training and support they could become a major problem. Questions to ask in this area:

  • How do you ensure the system will be properly balanced during installation as improper loading and balancing of the air handlers can damage the system?

  • How do you control humidity levels which can cause mold to grow throughout the facility?
